Burj Dubai worlds tallest building

Author: Julien  //  Category: Premium Real Estate, Premium Vacation destinations

It’s a base jumpers dream come true! The Burj Dubai which literally means “Dubai Tower” in Arabic is well on its way to becoming the worlds tallest building. In fact it is estimated that once complete, the Burj Dubai will be 2,684 feet which will easily make it the tallest land-based structure to have ever been built (at over a half mile tall)!!!
The Burj Dubai skyscraper is the centerpiece of a new development under construction in Dubai (United Arab Emirates). The project was started in 2004 and with the help of 5,000 workers going around the clock (24 hours a day) this amazing building is scheduled for completion in late 2008! Even more amazing is that with this many workers, the Burj Dubai is being constructed at a rate of 1 floor every 3 days!!!! As of August 12th 2007 the Burj Dubai was 145 stories tall and stood at about 1,743 feet. Just to put that into perspective, the Sears Tower measures 1,729 feet at the very tip of its antenna.

Burj Dubai height

Once complete, the Burj Dubai will be the world?s tallest man-made structure and the tallest building by any measure. The Burj is the centerpiece of a master planned development called ‘Downtown Dubai.’ The total budget for the Burj Dubai skyscraper project is about $4 billion US dollars and for the entire new ‘Downtown Dubai’ the budget is $20 billion US Dollars.
Within the Burj Dubai there will be a Giorgio Armani Hotel that will occupy the first 37 floors, numerous restaurants and 65 floors of private condos. (If you are thinking that this might be a good investment well you were probably right… because according to the developer all the residences sold within 8 hours of going on sale). Corporate offices and suites will fill most of the remaining floors, except for a 123rd floor lobby and 124th floor indoor/outdoor observation deck. An outdoor zero-entry swimming pool will be located on the 78th floor of the tower along with 3 other pools.

Finally, the Burj Dubai will also feature the world’s fastest elevator, rising and falling at a speed of 40 mph! Currently the world’s fastest elevator in the Taipei 101 office tower only does 37.6 :)

Here is a video that shows the progress of the Burj Dubai from when they broke ground to 2006:

Invest in Costa Rica real estate

Author: Julien  //  Category: Premium finance and money matters, Premium Real Estate, Premium Vacation destinations

I recently returned from a vacation in Costa Rica with a few friends (pictures below) and I must say, Costa Rica is an awesome country. During part of our trip we met up with a family friend of ours who is also a real agent, working in and around Playa Hermosa. Over the course of a couple days she showed us a number of properties and gave us a good feel for the Costa Rica real estate market.
Playa Hermosa is definitely one of the most beautiful areas, and one of the greatest opportunities in Costa Rica. If you are looking for a place to buy an investment property, and or a vacation home I would definitely consider buying Costa Rica real estate for a few reasons:
1) Costa Rica is a true tropical paradise with beautiful beaches, lush rainforest, natural hot springs… (I included a few pictures of my trip below)
2) Costa Rica is booming and there is a massive amount of money being poured into the country. Resorts, hotels, and massive master planned communities are being developed, so there is definitely something for everyone.
3) Costa Rica is still much more affordable than Hawaii and other popular getaways.
4) Costa Rica has extremely low property taxes (about .25% per year)
5) Costa Rica is a secure investment with escrow and title insurance
6) Prices have been steadily increasing over the past few years; however, there is still tremendous room for growth and profit potential!
7) Costa Rica is only a few hours from the US and on Dec. 15th Delta started a direct flight from LAX to Liberia international airport (which is only a 30 minute car ride to Playa Hermosa).

If anyone would like a list of the 34 high end developments that are all within a 30 mile radius of the airport, or if you would like an informational Costa Rica Real Estate DVD and some property information please feel free to contact me.

Anyway? back to my trip. While we were in Playa Hermosa we checked out a few spec homes in the hills overlooking the bay of Playa Hermosa. Prices have been steadily increasing over the past few years; however, there is still tremendous room for growth and profit potential.

The house pictured below was a 6,000+ square foot spec house overlooking Playa Hermosa with a distant view of the Four Seasons property in the distance. Within a few years this bay will have one of the world?s premier luxury yacht docs, making this a hot spot for luxury vacationers. Definitely PremiumPosts.com worthy! It is also right down the street from a property that Steve Case will be turning into the Ritz Carlton and another property that Andre Agassi will be turning into the Miraval Spa.

Most expensive homes in America

Author: Julien  //  Category: Premium Real Estate

Being involved in San Diego real estate I have seen some very expensive homes. In fact I have been to San Diego’s most expensive home which is currently on the market for $50,000,000.
It’s pretty crazy to think that even if you paid cash for the $50 million dollar home in Del Mar San Diego you would still have to come up with about $45,000 dollars a month just to pay the property taxes! Another interesting note is that not one of the “three most expensive homes in America” is located in the Nations 10 most expensive zip codes.
Anyway, for those of you with a couple hundred million dollars burning a hole in your pocket here are a few homes that you might consider. These are the three most expensive homes in America:

#3) “Portabello Estate” is currently on the market for $75,000,000. This triple oceanfront lot in Corona del Mar, was built less than 4 years ago. The home has eight bedrooms and ten full baths in nearly 30,000 square feet of ultra-modern space. The unique design resembles a nautilus shell, with a dramatic grotto surrounded by “chambers.” This amazing luxury home has amazing views of the Pacific Ocean and the rocky California coastline as well as private beach access.

#2) “Three Ponds” a mega luxury estate in Bridgehampton, N.Y. is also priced at an astounding Read more…

Isla de sa Ferradura has been crowned “World’s most expensive private island in 2006.” Isla de sa Ferradura (AKA Isla del Bosc) is a 14 acre private island in the Mediterranean Sea that lies just off the northern coast of Ibiza, in the bay of San Miguel. The average temperature in the summer months is about 85? F and the sun shines 300 days out of the year.

Edged by dramatic cliffs, the resort island is dominated by a luxurious white hacienda featuring a large salon, home theater, professional kitchen, dining room that seats 14 and several terraces, including a revolving one (pictures below) overlooking the swimming pool. The pool also has its own waterfall and bar. There is also a cave complex built to house a whirlpool, solarium, steam bath and other amenities. Ferradura can be reached by boat, helicopter or by the small private road that connects it to the main island.

This private island can be purchased for a cool $37.9 million. If you don’t feel like dishing out $40 million just yet you might consider renting the island so you can “try before you buy!” For about $115,000 you and 13 guests can enjoy an all inclusive week on this private island.

The Nations Most Expensive Zip Codes

Forbes magazine recently released their annual list of the priciest areas in the country. The list is calculated by finding the median sales price for every zip code. Below you will find a list of the nations 10 most expensive zip codes. As you will notice the list was dominated by California ZIPs. The state of California took up just over half the spots which shouldn’t be too much of a surprise… According to the National Association of Realtors, the median price for an existing home in California was the highest in the country at the end of 2005, just shy of $600,000. Meanwhile, the national median was a bit more than $200,000.

The World Islands in Dubai

Author: Julien  //  Category: Premium Real Estate, Premium Vacation destinations

The World Islands off the coast of Dubai in the United Arab Emirates are a collection of 300 man-made islands shaped into the continents of the world. The World Islands of Dubai are scheduled for completion in 2008 and will consist of 300 small private artificial islands divided into four categories (private homes, estate homes, dream resorts, and community islands). All the World Islands will be between about 6 and 21 acres with 50 to 100 metres of water between each island. It will cover a total area of 5.4 miles in length, and 3.6 miles in width, surrounded by an oval shaped breakwater. Transportation between the islands will be by marine or air transport.
